Who buys in Llandudno
Lightstone data, reported in July 2026 by Daily Investor and BusinessTech, found that 67 of the 102 homes sold in Llandudno since 2015 went to foreign buyers, at an average of R29.2 million.
Two limits matter. A hundred or so sales over about a decade is a small base, so a few transactions move the picture. And a foreign buyer is not necessarily an absent owner: the data does not say who lives in the home or for how many months.
Reading the Hout Bay police figures
SAPS publishes crime counts by police precinct, not by suburb. The Hout Bay precinct covers Hout Bay and Llandudno together, so every figure here is precinct-wide. For April 2025 to March 2026 it recorded 1,932 crimes, down 2% on the year before. The newest quarter, April to June 2026, recorded 438 crimes against 464 in the same quarter of 2025. One quarter is only an early sign.
Within that, residential burglary was 130, theft from vehicles 83 and aggravated robbery 64. Contact crimes, which are crimes against people, were 679. Among the precincts covered in our owner guides, only Cape Town Central recorded more residential burglaries than Hout Bay.
For an owner who is away, burglary is the category that matters most, and here it is the largest of the three. But the precinct holds all of Hout Bay along with Llandudno, so the count cannot tell you how many of those 130 happened in Llandudno. Treat it as a reason to ask local questions, not as a verdict on your street.
House or flat: what you control
A standalone house has nothing shared. The gate, the wall, the alarm and the keys are yours to arrange, and so is the gap in cover if nobody is checking. A sectional-title flat comes with a body corporate and shared access control that you do not control alone, so you depend on how the scheme is run.
At the prices reported for Llandudno, fittings and contents are worth looking after, which is a reason to agree early who checks inside the home, how often, and who is told when something is wrong.
Questions to ask before you leave
Because burglary is the largest of these three counts, put your questions to whoever looks after the home on that. For key custody or reports, ask us what we can offer.
- Ask for the provider's own experience of burglary near your street, not the precinct count.
- Ask who checks inside the house, and how often, as well as the boundary.
- Ask what happens when an alarm triggers and nobody answers the phone in your time zone.
- Ask how keys are held, logged and returned.
- Check the provider's PSiRA registration on the PSiRA website.
- Ask your insurer in writing what an unoccupied home requires.
- Ask for a sample report before you commit.
Questions people ask
Does the Hout Bay crime figure describe Llandudno?
Only partly. SAPS counts by precinct, and the Hout Bay precinct includes Llandudno. The 1,932 total covers both, so it cannot show what happens in Llandudno alone.
Does the 67 of 102 figure mean most Llandudno homes are empty?
No. It counts sales since 2015 that went to foreign buyers. It does not show who lives in a home or for how long.
Which crime is the largest of the three in the Hout Bay precinct?
Residential burglary, at 130 for April 2025 to March 2026, against 83 theft from vehicles and 64 aggravated robbery. The counts cover Hout Bay and Llandudno together.
