Constantia and Bishopscourt home security for owners abroad

2 min read Auf Deutsch lesen

If you own a house in Constantia or Bishopscourt and live elsewhere for part or all of the year, security while you are away depends on two police precincts and on the size of the property. There are two sets of figures, and both totals fell last year. These are also areas of large properties, which changes what protecting an empty home involves.

Who buys here

Lightstone data, reported in July 2026 by Daily Investor and BusinessTech, put foreign-buyer participation at 43% in Constantia, at an average of R19.5 million, and 34% in Constantia Heights, at R24.4 million. In Bishopscourt it was 22%, at R22.7 million.

Two precincts, two sets of figures

SAPS counts crime by police precinct, not by suburb. Constantia falls under the Dieprivier precinct, which also covers Plumstead. Bishopscourt falls under the Claremont precinct. All the figures below are precinct-wide.

Dieprivier recorded 1,961 crimes for April 2025 to March 2026, down 7%: residential burglary 111, theft from vehicles 235 and aggravated robbery 88. Claremont recorded 2,757, down 10%: residential burglary 107, theft from vehicles 373 and aggravated robbery 85. In the newest quarter, April to June 2026, Dieprivier recorded 472 crimes against 513 a year earlier, and Claremont 657 against 674. One quarter is only an early sign.

Both totals fell. But do not carry one precinct's numbers across to the other suburb. Claremont's total includes 243 shoplifting cases, which tell a homeowner nothing. Dieprivier includes Plumstead. Neither precinct is a description of one large property on a quiet road.

Large properties change the job

A large standalone house has nothing shared with a neighbour, which is both freedom and responsibility. A longer boundary means more wall, more gates and more outbuildings to check, and often staff, gardeners and contractors who come and go while you are away.

If your home sits inside an estate or a complex, the shared gate and common areas belong to the scheme, and a body corporate or homeowners' association runs access control that you do not control alone. Ask what it covers and what it leaves to you.

Questions to ask before you leave

Here the questions are about size and people coming and going. Ask us what we can offer on keys and reports, and ask other providers the same.

  • Ask who checks the whole boundary, outbuildings and gates, not only the front door.
  • Ask who is allowed on the property while you are away, and how each person is recorded.
  • Ask how keys and remotes are held for staff, gardeners and contractors.
  • Ask what the estate or association covers and what is left to you.
  • Ask your insurer in writing what an unoccupied home requires.
  • Check the provider's PSiRA registration on the PSiRA website.

Questions people ask

Why are Constantia and Bishopscourt in different precincts?

SAPS draws its precinct boundaries separately from suburb names. Constantia is covered by Dieprivier and Bishopscourt by Claremont, so each has its own figures.

Does Dieprivier cover only Constantia?

No. The precinct also covers Plumstead, so its totals describe both and not Constantia alone.

Is the Constantia Heights share different?

Yes. Lightstone data puts foreign-buyer participation at 34% there, at an average of R24.4 million, against 43% and R19.5 million for Constantia.
